Cosmetic Refurbs
We aim to provide premium quality properties to host and welcome high-level professionals, corporate employees, and short staying clients, so, based on an initial assessment and in agreement with you as the Landlord, our team of professionals would carry out a cosmetic enhancement, in case works are necessary beyond the ones considered in a traditional let, with no additional cost to you and no hidden fees.
Decoration
We will work on furnishing and decorating your property from the very beginning of our agreement up until the end of it, making it look its best, and when that day comes, you won’t want to let us go! Your property will receive this value-added service in order to keep attracting and hosting high level clients, with no extra cost to you.
Maintenance
Your property will be kept at an optimum level with all minor maintenance tasks required covered, giving you a real hands-off experience and the freedom of not being called constantly (i.e: changing bulbs, leaking taps).
Cleaning
The recurrent cleaning process will allow to keep the property at the best standard expected for the high-quality service provided to our clients hosted. This means that the property will always be in pristine condition due to professional cleaning and care.

The visit
we carry out a visit to the property to assess all the potential and clarify any questions or doubts from any of the parties.

The term
we offer a 3-to-5-year term agreement based on the assessment done, with a guaranteed rent.

The image
we carry out our services offered at no cost to you, which could take an agreed preparation period (period of grace), as required by the individual property, to make sure it looks great and be ready to attract the best guests.

The management
we deal with the day-by-day work of the property, do all minor maintenance, and find the best clients to host.

The reward
we pay you while we look for the clients to be hosted. We won’t charge you commissions compared to traditional lets you won’t find any hidden fees, and you won’t have voids anymore.

The options
When we get to the end of our agreement with you, you can choose to extend our services, to have your property back in a great condition; or, we can arrange the purchase of your property.
Q & A
1. Does my property apply for this service?
Most of the properties are applicable for this service but is worth to make sure that there is no leasehold or building restrictions.
2. What type of contract will be used?
We use management agreements especially prepared for our services provided, as it is a contract to manage the property on the Landlord’s behalf.
3. Is the mortgage type an issue?
As we use management agreements, this should not be a problem, because we don’t hold a legal interest in the property, but it is recommended to validate the lenders consent before entering into a contract.
4. Who will be paying me the rent?
According to the agreement, we will be liable for the payment of the rent on the agreed payment terms.
5. When will I start receiving the rent?
This will depend on the actual operative start day of the property, which means that if our services of cosmetic refurbs or decorating and furnishing are taking place, we will agree a corresponding preparation period (which normally tends to be between 2 to 3 weeks), and the operational period will take place immediately after that. This will mean that the rent will be paid in a monthly basis whether the property is already occupied or not.
6. What happens if the occupants don’t pay?
This would not be a problem for you as Landlord, as we are guaranteeing a monthly payment whether there is occupancy already or not yet.
7. Will you charge any fee for your services?
There are no charges applicable to the Landlord on the services offered by us. We, as a business, retain the profits generated between the payments collected from our clients/guests and the payments made to you as a Landlord. This way you will have the peace of mind of not having voids or tenant’s payments delayed.
8. What type of occupants will be in my property?
We welcome high level professionals, corporate employees, and short staying guests.
9. What about property inspections?
These will be carried out by a member of our team and will depend on the length of the stay of the client. The periodicity in longer stays can be for example bi-monthly, and in shorter stays more frequently, for example weekly.
10. What about property maintenance?
Usually, the Landlord would be responsible for the maintenance of the property, but with us, we will endeavour to keep your property at the very best condition possible, carrying out all the minor maintenance needed (e.g: painting, leaking tap, dirty carpet) which will be detailed in the agreement.
11. What about property damage or Unforeseen Event?
In the unlikely event of accidental damage due to any of our clients, this would be covered by the retained security charged to them from the start of their stay or us to rectify it. In unforeseen events, if we believe that the case goes beyond our responsibility (for example, a broken boiler) we will contact you to review the options to solve it.
12. What about wear and tear?
The property will be in the same or better condition than when we received it, due to the initial cosmetic refurb executed (if it was the case), the permanent professional cleaning and the periodic maintenance. All in all, your property will be in better hands than if it was to be under a traditional let.
